Modesto Real Estate Market - What You Need to Know

January 19th, 2009 · No Comments

Modesto real estate – like any other real estate market around the world – has definitely experienced some major downward shifts in recent years.  It’s no secret – the housing market is down all around the world.  Some folks are even so shocked by the recent market drops that they have almost abandoned the idea of investing in real estate altogether.

In today’s blog post, we wanted to address this issue by pointing out something very important – market variations and flexibility in local real estate.

Allow me to translate…

Although the nightly news on NBC or CNN might be making much of what they’re calling a “national real estate crisis” or even an “international real estate crisis” – this does not necessarily mean you’re going to find the exact same numbers and statistics true in your local area.

Here in Modesto, for example, if you’re looking to buy a home or sell a home you will be facing many more factors besides the general real estate market situation.

Generalizations are helpful in real estate as much as in any other area of life.  Still, generalizations are only so useful.  We know a number of people who have attempted to buy a home recently.  Each of them expected to enter a market that would be happy to see an eager and qualified buyer.  While each person had a positive buying experience, the market was not completely open to just any offer.  In fact, each person was quite surprised by how competitive some neighborhoods were in their process.

The point is – you can never be 100% sure what kind of a market YOU are in despite what kind of market the world is in!  If you are interested in Modesto real estate, you should definitely take the time to research the real numbers and the real situation in your local area.

Our agents and services are always ready to serve you.  Be sure to check out our main website at www.MyCVRE.com today!

Buy a Home in Modesto

November 10th, 2008 · No Comments

If you’re looking to buy a home in Modesto, you’ve chosen a great time to do just that. Many sellers are selling their homes, and prices are great right now. It’s a great community to live in, and has something to offer for everyone, from the small-town feel of different neighborhoods to city living on the east and central sides of the city. Whether you’re looking for an affordable home in a quaint neighborhood, or a luxurious home in a gated valley community, Modesto has something to offer just about everyone.

Considering that homes in most popular areas of the Central Valley region sell for well over $200,000 or more, Modesto offers some very affordable alternatives. If you want to buy a home in Modesto, you can expect to spend anywhere between $150,000 up to more than $500,000, depending on what you’re looking for.

For example, if you want new construction in a gated community, you should expect to pay substantially more than if you are considering a remodel or an older home in a different neighborhood. New construction and complete remodels will cost more than older homes, for obvious reasons, but you’ll need to determine if you’re looking for affordability or luxury when it comes to your home purchase.

Living in Modesto is a great choice to make.
The community is great, the costs are low, and the homes are very nice, no matter whether they’re old or new construction. Gated communities and subdivisions on the eastern edge of town will likely have higher price tags than even new construction on the western edge of town goes for. Really, the details of the home, including size, age, amenities, and updates will influence the overall cost of any home. To buy a home in Modesto is to make a great investment in your family’s future.

If you want the convenience of city living with a small town feel in the Central Valley of California, you definitely need to buy a home in Modesto. Once you’ve done your research and are ready to take the next step, you need to contact a real estate agent. Check out our website and find out more information and listings of homes for sale in Modesto. Our goal is to help you find the home of your dreams, and we specialize in Central Valley real estate.
